What we check on Roof Inspections

- Blistered, curled or split shingles.

- Loose or missing shingles.

- Loose or exposed nails.

- Improperly seated nails that “popped”.

- Broken or loose shingles at the ridge and hip lines.

- Signs of missing caulk to seal flashing.

- Rusty or corroded metal flashing.

- Damaged or missing flashing.

- Sagging on the ridges.

- Broken seals on shingles.

- Excessive granule loss on shingles.

- Examine chimney for cracks.

- Rubber boots at top of pipes for dry rot.

- Review gutters and downspouts.

- Examine fascia board for any damage or rot.

- Survey the condition of siding above the roof.

- Gutters and eaves for proper shingle overhangs.

During a roof inspection, we follow a specific step by step process to carry out a complete assessment of the integrity of your roof. 

Inspections begin with a visual check from the ground and proceeds to a meticulous inspection of shingles, fascia, soffit, drains, gutters, vents and flashing.

We check for and signs of moisture damage apparent in ceiling cracks, deformed and stained walls on the interior, and buckling and curling shingles, and the state of the existing installation including the condition of nails and adhesives.

Chimneys and roof vents are also carefully checked for damage and possible blockages from debris. We then make qualified recommendations for emergency roof repairs when necessary.
